Short Term Rentals (STR)

Short-Term Rentals (STRs) are residential units rented 30 nights or less, typically advertised as vacation rentals. The Town began the expedited process of creating an STR Program in early August 2020 in response to heightened community interest and concern. The Short-Term Rental Ordinance (PDF) is intended to strike a balance between welcoming visitors to Truckee while reducing neighborhood nuisance issues associated with STR Properties. The ordinance includes a cap on the number of STR’s, regulations on noise, trash, parking, and fire safety standards. Operation or advertising an STR without a STR Transient Occupancy Registration Certificate will be subject to penalties as defined in Section 5.02.060 of the ordinance.
Hotels and Motels are generally facilities with six or more guest rooms or suites rented to the public for overnight or other temporary lodging (less than 30 days) and have 24-hour onsite management. Hotels/Motels are exempt from the STR Ordinance and annual registration fee but are required to apply for a one-time Hotel Transient Occupancy Registration Certificate, adhere to Chapter 3.24 of the Municipal Code (PDF), and remit quarterly Transient Occupancy Tax (TOT).
Hosted Rental, formerly known as a Bed & Breakfast (B&B) means one permitted bedroom within a dwelling unit where the homeowner occupies the dwelling unit as their primary place of residence, and where one designated bedroom is rented for the purpose of continuous overnight lodging for a period of not less than one night and not more than thirty (30) consecutive days. Hosted Rentals are required to adhere to the rules and regulations pertaining to hosted rentals as set forth in the Short-Term Rental Ordinance (PDF), remit qaurterly Transient Occupancy Tax (TOT), and will be required to renew every three years. Registrations will expire on the third March 31st after initial registration.

TTBID Assessment Rate Adjustment
On February 10, 2026, the Truckee Town Council approved Visit Truckee-Tahoe’s (VTT) Annual Report and adopted Resolution 2026-03 adjusting the TTBID assessment rate from 1.25% to 2%, pursuant to the authority provided in the adopted 2025–2035 Management District Plan. The rate adjustment was requested by the Visit Truckee-Tahoe Board of Directors as part of its Annual Report submission. The adopted Management District Plan, approved by payors through the 2025 TTBID renewal petition process, authorizes an assessment rate range of 0.75% to 2%, with annual adjustments within that range authorized if requested of the Visit Truckee-Tahoe Board of Directors and subject to Town Council approval.
The updated 2% TTBID assessment rate will apply to all short-term lodging stays occurring on or after July 1, 2026. The assessment will continue to be collected and remitted through the Town’s quarterly reporting process along with Transient Occupancy Tax (TOT).
About the Truckee Tourism Business Improvement District (TTBID): The TTBID is a self-assessment of short-term lodging properties (i.e. all hotels, and short-term rentals) within Truckee, for the purpose of promoting Truckee as an overnight visitor destination. The Town collects the assessment at the same time as Transient Occupancy Tax (TOT) is collected and remits the funds to Visit Truckee-Tahoe, the TTBID Owners’ Association. When the Town of Truckee’s Short Term Rental ordinance was updated in 2022, Town Council directed staff to conduct a bi-annual review of the Short-Term Rental Program. This report includes data on the makeup and use of the Town of Truckee’s current Short-Term Rental inventory and provides a comparison of data from year end 2021, 2022, 2023, 2024, and in 2025 up until June 30, 2025. The report includes key takeaways and expanded data on: registered short-term rentals, hosted rentals, workforce housing, waitlist applications, transient occupancy tax, and short-term rental compliance. STR Fire Safety Inspections
The STR Ordinance requires a Fire Safety Inspection by the Truckee Fire Protection District (TFPD) to be completed within three years from initial registration approval. Then, once every three years from the last passed inspection. Failure to comply can result in suspension of your registration and/or an Administrative Citation and fines of up to $1500 per day.
- Fire Inspection Due Date: Your Fire Inspection Due Date is now listed in your STR Portal.
- Once logged in scroll to the bottom of the main page to "Manage Your Account(s)"
- Click on the Account Name
- Listed under the "Status" section will be your Fire Inspection Due Date.
- STR Fire Safety Inspection Fee: The fire inspection fee is taken in directly when the inspection is scheduled with the TFPD and the cost for inspection is no longer taken in as part of your STR Registration Renewal fee. This went into effect on January 1, 2026.
- STR Fire Safety Inspection Requirements: The TFPD will be inspecting the compliance items listed on the STR Fire Safety Self-Certification Form.

Nevaday County Sends BOE-571-STR Forms to STR Operators
The Nevada County Assessor’s office has sent out BOE-571-STR forms and an Official Request to File letter to all short term rental operators that they identified.
